We are a small architectural practice based in Central Essex, serving the East Anglia area and further afield when requested. Having completed sites all over the UK, we provide Planning and Building Regulation applications, as well as 3D design where required.

JE Designs started from small beginnings at the end of 2015 providing 3D drawings for clients to check plans and ideas before going ahead with them. This proved massively successful and within a few months had turned into a full time business. We now provide 3D drawings for garden studios, large and small extensions, new builds, garages and even a 24 plot apartment block! Really, no matter how small or large a job/development we can help.

We pride ourselves on our customer service and remain happy to help with any advice throughout the design process.

Please feel free to call us on 07803 841 644 for more information or to discuss your plans.

The Team

The Process

Starting any building project can be a bit daunting, however we would like to make the process as easy, smooth and stress-free as possible for you.

Most clients approach us initially with ideas and rough sketches of what they want to achieve. We will then arrange a time convenient to you, to meet and discuss these dreams in more detail. Once you are happy we will survey the existing property or arrange a site survey for a plot of land.

Using the information gathered from our initial meeting, we will then produce working drawings for your approval. Once you are happy with the design, we will then submit to the appropriate Council for Planning Permission (at this point the additional Council Planning fee is required). Most applications take around 8 weeks from submission for the Council's to make a decision, with occasional changes being required before approval.

Once we have Planning Approval, we will then proceed with the Building Regulation application. This process is a more detailed set of drawings based on the Planning drawings and will show, essentially, how the project is to be built. Building Regulation decisions are generally made within 6 weeks from submission to the Council (at this point the additional Council Building Regulation fee is required), although this can depend on the size of the project. It is at this point, the Council will make comments which may require amendments to drawings to meet the conditions that they raise, however, some of these conditions may need to be cleared by the builder on site once the project has started. The builder will need to arrange with the Council an appropriate time to visit, so that the officer in charge of your project can sign off the related conditions.

Once Building Regulation Approval has been awarded (subject to the conditions mentioned above), the drawings will then be handed over to you and your builder of choice, who will then see out the project to completion.

Below are some examples of previous projects that have been completed.

SuperSIPs is our largest client and are one of only a handful of UK manufacturers of SIPS Panels (or Structural Insulated Panels).

These are manufactured using facings of OSB (Oriented Stranded Board) with a filling of PUR (polyurethane) insulation. These structural panels offer an energy efficient building system that substantially reduces on-site labour times & cost alternative to the traditional timber frame or masonry construction. The insulation used in the panels is continuous and not bridged by timber studs and has been in use for over 50 years.
